How general pest control works

Pests follow the seasons. Ants move indoors when yards start getting watered in spring. Spiders settle into eaves and garages through summer.

UC IPM says house mice living outdoors often move indoors in autumn as the nights get colder.

Every visit starts outside. A technician walks the perimeter and checks the foundation, the metal strip along the bottom of stucco walls, the gaps where pipes and wires go in, and the roofline.

They treat what needs treating and tell you what they found, and inside work happens where there is an active problem, not by default.

What each plan lists

The three plans differ in how often a technician comes out and in what the plan sheet lists. Quarterly is $39 a month with a visit every three months.

It covers general pests with an exterior perimeter treatment. It also covers rats and mice, wasps, spiders, ants and roaches. There is a seasonal barrier inspection every 90 days and a mosquito barrier.

The plan sheet marks bi-monthly as the most popular: $49 a month and a visit every two months.

That adds rodent bait station maintenance, mosquito reduction treatments and interior and exterior sweeps. Free callbacks between services come with it too, as often as you need them. It also names American roaches specifically.

On monthly, at $79, the technician is out every month. You get priority scheduling and unlimited free callbacks.

You also get heavier perimeter monitoring and garden pests, and the technician gives you a monthly report.

Each plan is a 12-month agreement with a $150 initial cost. They carry the same exclusions: German cockroaches, termites, roof rat infestations, and major flea or bedbug infestations. Rodent exclusion is quoted separately after an inspection, from $500.

Do I need general pest control?

If you are seeing the same pest come back a few weeks after a spray, that is the sign. That usually means the spray reached the pests you could see but not the colony or the way in.

UC IPM’s ant pest note calls the Argentine ant the most common ant in and around houses and gardens in California. One thing it asks of homeowners is to keep plants, grass and mulch at least a foot back from the foundation, and to fix leaky faucets, since water draws ants in.

The spider worth knowing by sight is the black widow, which is shiny black with a red hourglass underneath. It is usually somewhere dry and undisturbed, like a woodpile or the garage.

UC IPM’s spider note names it the most common harmful spider in California and says the brown recluse does not live here. Spiders out in the open during the day are unlikely to bite. Anyone bitten by a black widow should get medical advice.

Besides ants, roaches, spiders and rodents, our service list includes flies, aphids and silverfish.

For mosquitoes on public land, the Sacramento-Yolo Mosquito & Vector Control District also offers residents a free home inspection.

Jennifer Angeles wrote in her Google review that the techs make sure they “cover the whole house inside and out.” Spider control and web removal both show up as topics Google pulls out of our reviews. We keep our prices affordable, not the cheapest.
